In July, 2009 after more than four years in development processes, a 99-room Courtyard by Marriott Downtown Fredericksburg Hotel was opened in the heart of Fredericksburg Historic District. The hotel property has filled a long-time void in the city core, which also hosts inns and bed and breakfast establishments but has not had a hotel since 1962. The hotel was developed by a city businessman and a regional hospitality firm in cooperation with Marriott Corporation and represents an investment of $10 million. The hotel façade complements its historic setting but the lobby, public spaces and rooms reflect an energetic design debuted in 2009 by Marriott to reflect modern travel trends and demands. Adjacent to the city visitor center, the hotel is steps from dining, shops, galleries and tour services. The hotel has been warmly received by affinity, corporate and leisure markets. The revenue per available room and occupancy rates have exceeded projections in each month since the hotel's opening. Fredericksburg’s downtown Courtyard by Marriott was recently recognized as one of Marriott’s 15 “Diamond Hotels” in the nation. The hotel brand has 820 locations throughout the country. The prestigious designation is based on guest satisfaction, revenue and other factors.
